Shannon’s Commute & Tunnel Playbook
🚗 The "Golden Tunnel Rule"
In Hampton Roads, your number one rule is: Live on the same side of the water as your installation. Crossing the Hampton Roads Bridge-Tunnel (HRBT) during rush hour can turn a 15-minute commute into 90 minutes. Minimize tunnel stress at all costs!
⚓ Naval Station Norfolk / JEB Little Creek
Best neighborhood matches: Chic\'s Beach, Ocean View, Ghent, Larchmont, and Great Neck/North Virginia Beach. Commutes inside these zones typically range from 15-25 minutes under normal conditions.
🪖 Fort Gregg-Adams (Tri-Cities)
If you reporting to Fort Gregg-Adams, you have fantastic suburban and rural choices. Look in Petersburg, Colonial Heights, Hopewell, Prince George County, or easily commute down I-295 from Chester or Chesterfield.
✈️ NAS Oceana & Dam Neck
Check out Red Mill, Sandbridge, Landstown, and Salem. These Virginia Beach neighborhoods offer amazing local schools and a highly family-oriented military community with drive times under 15 minutes to base.
Shannon can plot realistic commute times based on your reporting hour and current school zoning.

PCS Move Coordination
Permanent change of station orders come with tight timelines and a lot of moving parts. I coordinate your housing search around your report date, help with remote tours, and make sure you have a place to call home when you arrive — even if you cannot be there in person.
VA Loan Guidance
VA loan benefits are one of the most valuable tools available to military families. I help you understand eligibility, connect you with VA-experienced lenders, and guide you through the process so you can take full advantage of zero-down-payment financing and no PMI.
Base Proximity Research
I research commute routes and drive times to your installation, whether that is Fort Gregg-Adams, Joint Base Langley-Eustis, the Defense Supply Center, or another Virginia installation. I help you find the right community that fits your commute and lifestyle.
Remote Home Searches
When you cannot be here in person, I become your eyes on the ground. I conduct video walk-throughs, provide neighborhood tours, and give you honest assessments of each property so you can make confident decisions from anywhere in the world.
Community Orientation
Moving to a new area is about more than a house. I help military families connect with local schools, activities, base resources, and community support networks so your family can settle in and feel at home quickly.
Nationwide Referral Network
Through Better Homes and Gardens Base Camp, I can connect you with trusted agents across the country. If your military orders take you out of Virginia, I will make sure you are working with someone who understands military relocations in your new location.
