Buyer-agent compensation is fully negotiable and is outlined in a written agreement before you tour any homes. Here's how it typically works:
- Seller-Paid (Most Common): The seller includes buyer-agent compensation in their listing agreement. You don't pay out-of-pocket — the fee comes from the seller's proceeds at closing.
- Buyer-Paid (If Needed): If the seller doesn't offer to cover it, or if the agent fee exceeds what's offered, the buyer covers the difference. This fee typically cannot be rolled into a standard mortgage.
In many cases, sellers still choose to cover this cost as part of the transaction, so you may not owe anything directly. We'll go over all the details upfront so there are no surprises.
